End of Term Inspections – Are they important?

End of term checks can be difficult to manage, especially if there is only a short window between tenancies but end of term checks can save a lot of time and money later down the line.

What is an End of Term Inspection?

The primary purpose of an end of term inspection is to note differences between the condition of the property as stated on the inventory and schedule of condition at the commencement of the tenancy and the condition of the property and the end of the tenancy.

Taking into consideration normal wear and tear on a property based on the length of the tenancy, we will note:

-          Any cleaning required to return the property to the original standard.

-          Any damage to the property or its contents.

We will also check smoke alarms and lights to ensure all are in a good working condition.

 

If any issues arise during and end of term check, we will discuss these with both the landlord and the tenant to hopefully decide on a resolution.

This can include but is not limited to:

 -          Allowing the tenant to return to rectify minor issues themselves.

-          Assigning contractors to carry out works including cleaning.

-          Agreeing on compensation monies for any damage caused or cleaning required.

End of term checks can also be helpful in picking out maintenance issues at a property that may not have been noted or reported previously.

 

What does this mean for Landlords?

Without a valid inventory and end of term check, it is difficult to determine accountability for any damages or cleaning that may be required at the end of a tenancy. Without these documents and checks in place, a landlord could find themselves out of pocket at the end of a tenancy.
