From finding the right contractors at the right price to booking jobs in with your tenants, property maintenance can be so stressful!  

Property maintenance can be beneficial for both the landlord and the tenants, ensuring the tenants have a nice safe home to live in and the landlord’s property will only benefit from any maintenance works undertaken.

What does this mean for you?

Aside from the required safety inspections there are many other maintenance issues that would need to be addressed should they arise.

For example:

  • Boiler and heating faults.

  • Water leaks.

  • Property security breaches, such as a faulty front door or broken window.

  • Faulty appliances.

There are also some maintenance items that you may consider to keep the property to a good standard such as re-decoration and updating outdated appliances or fixtures. A well-presented property can increase the rental income and entice a wider selection of applicants should it become available to let. Many landlords choose to re-decorate between tenancies to avoid too much disruption, however with longer term tenancies this is not always possible.

What can we do to help?

We can remove some of the maintenance stress from your door by becoming the middlemen - or women! We can look after any maintenance queries end to end, from the tenants call to paying the contractor’s invoice.

In other words, the tenants report the maintenance issue to us, we will then ascertain what the issue is and how best to resolve it. If we feel it is required, we will instruct a contractor to attend to provide a quote for any remedial works required, which will then be sent over for your consideration. If approved we will instruct the contractor, ensure the works are completed and even take care of the invoice for you!

For minor maintenance issues our extensive property experience also enables us to talk tenants through minor issues over the phone which can often void the necessity of a contractor visit!
